This project consisted of extensive renovations to an existing 3-story classroom building. During the demo phase, the three floors were completely gutted and in some cases even more demo was needed then was planned originally to accommodate the design of the new renovations. This additional demo led to change order work that was added to the project, which already had a very aggressive completion schedule.

The demo could not start until the school year was complete and the building was vacated by all the students and York College staff. This created a very aggressive schedule for the project, which required Smucker Company and other contractors working on the project to work extended hours and/or multiple shifts. Our employees also worked through two holidays, Memorial Day and July 4th in order to keep the project on schedule and completed for the start of the fall semester.

While some change order work is always expected on a project, the change orders that were added to our scope when we were already on site just added to the already aggressive timeline. Basically, even though we were required to complete more work, the end date was not going to change.

There was a café area added to the scope that included some detailed drywall soffit work, some of which included a floating soffit with axiom trim. There were also extensive drywall reveal beads throughout this area of the project.

There was also additional metal framing and drywall work added in the stairwells that added more work to our scope. And then on top of it all, there was a fire on the roof of the building, which occurred within a month of completing the project, which damaged a good portion of the completed drywall and acoustical work on the 3rd floor of the building. Once again, this added lots of additional man hours to the project without the end date changing.

As the employees of Smucker Company reflect on this project, it is with great satisfaction that we can say that the job was completed on time without sacrificing quality. We have received favorable comments from Kinsley and York College for our performance on this project. And for that we are very grateful because of all the potential issues that can develop on a project of this size and complexity coupled with the unusual and unchanging schedule demands.
